FPA architects Help Resurrect Unfinished Apartments Project

The past few years have seen a number of projects left on site unfinished.  More recently, investors have seen these projects as good opportunities and have begun buying up the unfinished buildings  with a view to completing them.  FPA received a commission to work on such a project in Liverpool.

The project, a seven storey, twenty-two apartments, timber frame block, had been left as a mostly watertight shell.  FPA architects have plenty of experience in apartment development, both new-build and conversions, but a half complete project poses its own problems.

The times appeared to have taken their toll on those working on the original project.  The developers, builders, architects and timber frame supplier were no longer in existence and the building regulations had been dealt with by a warranty company that no longer provided that service.  Furthermore, little to none of the original paperwork and drawings were available.

FPA were tasked with preparing new building regulations drawings as well as liaising with the project management team and Liverpool City Council Building Control.  The Local Authority Building Control automatically become responsible for a project once an independent building control body resigns from a project.

In addition to the Building Regulations work, FPA gained planning permission to use the large flat roofs either side of the two, top floor, penthouse apartments as roof terraces; further enhancing the appeal and value of the development.

With the assistance and understanding of Liverpool City Council Building Control and the diligence of the project management and design team the development is now preparing for its first sales.
