The new family homes are to occupy a site currently designated for industrial use.  The brown-field site lies within the Green Belt directly adjacent to the Leeds/Liverpool Canal.

The principal design considerations when developing the approved layout were to make certain the site had a sense of spaciousness; ensure the houses enjoyed maximum views of the surrounding countryside and the aesthetics of the site when viewed from both inside and outside its boundaries, particularly from the canal.  With these issues in mind, the use of high level balconies, traditional building materials and open green spaces have been incorporated into the scheme.
